If you are staying in Kathmandu for a month or more, renting a furnished apartment beats any guesthouse on comfort and cost. Here is how to do it.

Best neighbourhoods for nomads

  • Lazimpat / Baluwatar — Quiet, green, embassy district. Mid-range apartments $300–$500/mo. Walking to Thamel. Best overall for quality of life.
  • Thamel — Most convenient, noisiest. Studio apartments $250–$400/mo. Many guesthouses offer monthly rates. Best for short stays and social nomads.
  • Boudha / Jorpati — Cultural, calm. Apartments $200–$380/mo. 30 min from centre. Good for longer stays if you want a quieter lifestyle.
  • Jhamsikhel / Patan — Upscale cafes, expat community, Patan Durbar Square. $350–$600/mo. Popular with NGO workers and experienced nomads.
  • Baneshwor — Modern, local feel, cheaper than Thamel. $250–$400/mo. Less touristy but well-connected.

How to find apartments

  1. Facebook groups: "Rooms for Rent Kathmandu", "Expats in Kathmandu Nepal", "DigiNomads Nepal" community — post what you want and people respond fast.
  2. Walk the neighbourhood: Look for "To Let" boards on gates and buildings. Landlords prefer in-person contact. Works especially well in Boudha and Lazimpat.
  3. Ask your guesthouse or co-working: Staff often know of available places nearby.
  4. Hamrobazar.com: Nepal's main classifieds site — search "flat for rent Kathmandu".

What to expect and negotiate

Rents are quoted per month in NPR or USD. Negotiate for monthly rate if staying 2+ months — 10–20% discount is normal. Confirm: WiFi included? Electricity separately? Deposit (usually 1 month). Most landlords want cash in NPR. Get a receipt and a simple rental letter (useful for visa extension).

What to check before signing

  • WiFi: test the speed with fast.com before agreeing
  • Water: 24-hour supply or tank? Is there a water pump?
  • Power backup: UPS or inverter for outages?
  • Heating/cooling: space heater or fan? Winters in Kathmandu (Dec–Feb) can be cold at 1,400 m
